Acceptance of terms
By accessing or using the Henri.O platform (henrio.com.au), you agree to be bound by these Terms of Use. If you do not agree, do not use the platform. These terms apply to all users — buyers, sellers, and agents.
Platform description
Henri.O is an online property listing platform that connects property sellers and real estate agents with buyers. Henri.O is not a licensed real estate agency and does not provide real estate advice. Listings on Henri.O are the responsibility of the agent or seller who created them.
Agent accounts
To list properties as an agent, you must hold a current real estate licence issued by the relevant state or territory authority. You must provide your licence number at signup, and Henri.O reserves the right to verify it against regulatory registers. Providing false licence information will result in immediate account termination.
Listing terms
Listings must accurately represent the property being sold. Misleading or deceptive listings are a breach of the Australian Consumer Law and these terms. Henri.O reserves the right to remove any listing that violates these terms, contains prohibited content, or is reported by users as fraudulent.
Pricing & fees
Listing fees are charged as described on our Pricing page. Fees are GST-inclusive. Agent plan subscriptions are billed monthly and may be cancelled at any time with no exit fee. Listing fees for active listings are non-refundable once the listing has been published. Henri.O does not charge commission on property sales.
User conduct
You must not use Henri.O to: (a) submit false or misleading information; (b) harass or contact other users for purposes unrelated to a property inquiry; (c) scrape, copy, or republish Henri.O data without permission; (d) circumvent any technical measures of the platform.
Intellectual property
The Henri.O brand, platform design, and original content are the intellectual property of Henri.O Pty Ltd. Listing content (descriptions, photos) uploaded by agents and sellers remains their property. By uploading content, you grant Henri.O a non-exclusive licence to display it on the platform.
Limitation of liability
Henri.O is a platform that facilitates connections between buyers, sellers, and agents. We do not verify the accuracy of listing information beyond licence checks. Henri.O is not liable for any loss arising from reliance on listing information. To the extent permitted by Australian law, our total liability is limited to the fees paid to Henri.O in the 3 months preceding a claim.
Governing law
These terms are governed by the laws of Western Australia, Australia. Disputes will be resolved in the courts of Western Australia.
